June Monthly Market Check In- Wow! Look at Those Sales Prices!

June 13, 2025

We love it when it warms up around here as it brings out happier people, more activity, and more Real Estate transactions!  We are entering the higher sales season as schools are closing for the Summer break and people’s energy starts to increase enjoying the gorgeous Summers in the Mid Valley in Oregon.

The market continues to be a little surprising in regards to average Residential sales price. The past number of months the average sales price in the Mid Valley has been ticking up slightly, but June shows a jump of 2% for the month alone!  The average sales price came in at $509,143 and the median grew from $452,000 to $460,000. That is something to take note of!  The feeling on the ground is that activity hasn’t picked up like it should for the month of June, but apparently higher end homes are selling more than the lower end properties, which would drive that median and average prices up considerably.  We have stats on the rolling average and the $400,000-$450,000 price range holds the highest number of sales.  $350,000-$400,000 hold 2nd place and $450,000-$500,000 are in a close 3rd.  The number of sales gradually bell curve downward until we see homes in the $1,000,000-$1,250,000 range tick up in numbers by over 3X!  We see homes priced over $1,250,000 gradually decrease in sales dramatically.  In fact only 73 homes have sold in the last 12 months priced over $1,250,000 according to the Mid Willamette Valley MLS.

The Oregon legislature is working on some key elements to the Real Estate industry.  SB 974 is one that has moved forward through both chambers with the intent to speed up housing permit processes.  This is a move in the positive direction!  It takes too much time for builders and developers to be issued permits.  Also, the Governor signed SB 586 which decreases the amount of time a residential tenant over 1 year can be given notice to vacate because of a sale; from 90 days to 60 days.  Landlords are required to pay for 1 months rent in this case.  A cash for keys scenario has always played out if both sides agree.

In our industry the government is tightening up on Real Estate brokers with HB313 to increase professionalism and clarity on teams and managing principal brokers.  This bill also aims to require brokers to pass a proficiency exam upon their first license renewal.  We support bills like this because our industry has been saturated with part time hobby seeking agents who only hurt the credibility of our industry.   Many companies target such individuals to build their rosters.  At Paramount Real Estate, we have always raised the bar on professionalism and service to benefit our clients and our profession. It remains to be seen how strict this exam will be as it will be drafted by the Real Estate Agency of Oregon.  Our hope is that it brings up the competency level for many brokers in our field.

There are many tax increasing bills that are moving their way through the state, which is concerning to us.  There were over 3400 bills introduced this legislative session breaking all records.  Please stay involved because if we are not at the table, we are on the menu.

The jobs report apparently shows a bit of a slowdown with 139,000 jobs created in May, although it was slightly higher than expected.  It seems that every month the Bureau of Labor and Statistics revises their numbers for the previous month downward.  Their reporting usually seems to be on the optimistic side historically.  It is difficult to find news outlets reporting on the corrections made months later, which negate many of the optimistic sentiments.  What is your future economic outlook?  Is it one of optimism or concern?
